What to look for in a house when renting one

This is basically a checklist of what to expect when renting a new home in Mumbai. I have written it exclusively for me to reference.
The Basics
- Get the landlord’s PAN card or equivalent (for filing tax returns)
- The water from ALL taps needs to be running
- The washroom flush is working
- There is enough sun lighting in your home
- There is enough ventilation in your home
- All existing electrical equipment (e.g. switches, geyser) are working
- The doors properly close and open including locks are working
- The landlord need to bear the maintenance costs
- Rent money transactions are documented, prefer electronic payments
- When is the water supply open to full the water tanks? (will you be in the home when the water is coming to fill it?)
- Food, internet, electricity, and water supply chain is in place
The Extras
- Availability of cheap maid, cook, etc.
- Life supporting infrastructure e.g. market
- Accessibility e.g. roads
